Questions

Questions owners ask before they leave the valley

Plain answers from the way the service actually works. If yours is not here, call (707) 287-8888.

What is a home watch walk-through?

A walk-through is a scheduled visual visit to a house while the owner is away. The National Home Watch Association describes home watch as a visual inspection of a home or property, looking for obvious issues. We walk the interior and the exterior, including doors, windows, plumbing, HVAC, the water heater, and appliances, and we send a photo report afterward. It is not an alarm, and it is not a repair trade. The walk-through page describes the route.

Is this property management for rentals?

No. Napa Home Watch looks after second homes, vacation homes, and vineyard houses while their owners are away. We do not place occupants, collect rent, or run a rental listing. A house between visits, in a renovation, or listed for sale and sitting empty is the kind of quiet we are asked to keep.

Who is the service for?

Owners who are not at the house for weeks or months. Some come for a few weeks a year. Others divide the year between Napa Valley and another home. The houses range from smaller retreats to larger properties. Homes over 3,000 square feet are quoted after we walk them with you.

Where do you work?

Napa, Yountville, St. Helena, Calistoga, American Canyon, Oakville, Rutherford, Angwin, Deer Park, and Silverado, throughout Napa County. The service area page introduces each of them, and Napa, Yountville, St. Helena, and Calistoga each have a longer page.

How often will you visit?

The published plans are twice monthly, which is two walk-throughs a month, and weekly, which is four. Both are for homes up to 3,000 square feet. A different cadence can be arranged. Choosing the rhythm is part of the consultation.

What does home watch cost?

Twice monthly is $250 a month. Weekly is $350 a month. Both include a full interior and exterior walk-through and a photo report each visit, for homes up to 3,000 square feet. Larger homes are quoted after we walk the property with you. Concierge time is separate. Every published rate is on the pricing page.

When are we billed?

Home watch is billed only when you are not in residence. Tell us when you will be at the house, and the scheduled walk-throughs pause for those dates.

What do concierge and after-hours visits cost?

Concierge time is $75 an hour, billed in 15-minute increments, with no minimum. After-hours or urgent visits are $100 an hour, billed the same way. A trip that is not one of your scheduled walk-throughs also has a $10 fuel surcharge. Details are on the concierge page.

What can be added to a regular visit?

Plant watering is $15 a visit for up to five plants, or $25 for up to ten. A vehicle check is $45. A video walk-through is $49. An outbuilding, such as a guest house, pool house, garage, or barn, is billed hourly. Holding a key without an active watch is $25 a month.

How do we begin?

Call or text (707) 287-8888, write to info@napahomewatch.com, or send the form on the contact page. We reply promptly. A free 30-minute conversation can also be booked on the calendar there. The usual next step is a walk through your house together, with no obligation.

Can we end the service?

The consultation does not obligate you. Once service has begun, it can be ended with 30 days’ notice.

What will we receive after a visit?

A written report with timestamped photographs and notes, in the client portal, along with messages, the history of visits and vendors, and documents you have asked us to keep. The sample report shows the shape of those notes. It is an illustration, not a client’s house.

How do you help during wildfire season?

We look for obvious risks a visual visit can catch, including vegetation or debris against the house, leaves in gutters, and whether gates and the approach are clear. We document what we see, we can meet a vendor you have asked to do the work, and we keep you informed. If an evacuation is ordered, we respond. We are not a firefighting service. The wildfire page says this more fully.

Are you licensed and accredited?

Napa Home Watch LLC is licensed, bonded, and insured. The license number published here is 11044063. The firm is an accredited member of the National Home Watch Association.

Where are you, and how do we reach you?
