What the monthly figure includes
Each scheduled visit is a full interior and exterior walk-through and a photo report. The portal, where those reports live, is part of the service. Concierge is available on every plan and is not prepaid. You are billed for those hours only when you use them.
When you are in the house
Home watch is billed only while you are away. Send the dates you will be in residence and the visits pause. This is also why we ask, at the beginning, how the year tends to divide. A house that is full all summer and empty all winter is a different plan from a house that is empty every week between Friday and Monday, even when the monthly rate is the same.
Add-ons during a scheduled visit
- Plant watering, up to 5 plants: $15 a visit
- Plant watering, up to 10 plants: $25 a visit
- Vehicle check, including damage, oil, a short engine run, tires, and photographs: $45 a visit
- Video walk-through: $49 a visit
- Outbuilding, such as a guest house, pool house, garage, or barn: hourly
- Key holding without an active watch: $25 a month
How a quote for a larger house is made
We do not publish a per-square-foot table, because two houses of the same size can ask for different attention. A consultation at the property is how we see the route. You receive a written plan. You are not obliged to accept it. If you do, service can later be ended with 30 days’ notice.
The same rates apply in Napa, Yountville, St. Helena, and Calistoga, and in the other communities on the service area page. The $10 fuel surcharge is for an extra trip, not a toll on living up-valley.
