Owners write to us from other cities, often after a season of wondering whether the house is quite as they left it. The way in is a conversation, then a walk, then a rhythm. Nothing about it requires you to be in Napa Valley on the days we visit.
You write, or you call
Call or text (707) 287-8888, write to info@napahomewatch.com, or send the form on the contact page. We reply promptly. If you would rather choose a time yourself, a free 30-minute conversation can be booked on the calendar linked there. Tell us the town, how long the house usually sits empty, and anything that has worried you. A leak last winter, a gate, a remodel underway: those details help us arrive prepared.
We meet at the house
The consultation is at the property, not at our office on 1st Street. We walk together. You set the pace. We are learning the house as you know it: the temperature you want while you are gone, the rooms a guest might use, the outbuildings that matter, the vendor you already trust. There is no fee for this visit and no obligation to continue.
We agree what ordinary looks like
A useful report depends on a baseline. Together we note how the house should sit when no one is home. Which systems stay on. Where the water shutoff is, if you want that written down. Who else may be on the property. What should prompt a call the same day, and what can wait for the report. Larger houses, and anything over 3,000 square feet, are priced from this walk because the time is different.
You choose the cadence
Twice monthly is $250. Weekly is $350. Both are for homes up to 3,000 square feet, and both include a full interior and exterior walk-through with a photo report every visit. Weekly is the usual choice when a house is empty most of the year. Twice monthly suits a house that is lived in for a season and closed for another. A custom cadence is available when the property asks for it.
The visits, and the report
On the agreed days we walk the route described on the walk-through page. You receive timestamped photographs and notes in the portal. If something is not ordinary, we do not save it for the next cycle. You will hear from us. The sample report shows the tone of those notes. Your own report will be about your house, on that day.
While you are in residence
Tell us the dates. Scheduled walk-throughs pause, and home watch is not billed for the time you are there. When you leave again, the rhythm resumes. If you want the house opened, aired, and brought to temperature before you arrive, that is a concierge request, and we are glad to do it.
When a person has to be there
A delivery window, a plumber, a cleaner, bins on an odd week: these are concierge hours at $75, or $100 for after hours or urgent, billed in 15-minute increments. A trip that is not already on your walk-through schedule also carries the $10 fuel surcharge. You will know which is which before we come.
Ending, if you wish to
The consultation does not bind you. Once service has started, it can be ended with 30 days’ notice. We would rather the relationship be easy to leave than wrapped in language you have to decode.
